Shell Construction

SHELL CONSTRUCTION is the partial renovation or construction of the "core and shell" of a building and the provision of the utility connections and other provisions required for minimum residential facilities, while leaving the finishing out of the individual unit(s) for the tenant or buyer (or owner) to complete at a later time. This is a strategy, roughly analogous to the "tenant improvement" process in commercial real estate-- which is sometimes employed in live/work projects to minimize capital outlay on the part of the owner and keep the units affordable for tenants.
